Evictions - We are honored to represent Landlords in residential and commercial evictions. We do not represent tenants. We generally get started the same day you retain us. Unlike others, we offer a flat fee that never increases. A note about misleading Eviction ads: There are attorneys advertising evictions for $195. However if you read carefully, this fee only applies to 'uncontested' evictions. That's as useful as a submarine with screen doors. Of course the non-paying tenant will contest the eviction, it is in their best interest to try and get as much rent-free time in your property as they can. When the non-paying tenant answers the complaint or files a motion to determine rent (most of the time they will) that $195 dramatically increases. We charge a flat $500. No drama.


Quiet Title Actions - We are honored to represent purchasers of Tax Deeds in Quiet Title Actions. We quickly obtain clear marketable title at a lower cost than any known competitors.


A note on Quiet Title 'Alternatives' : You should be aware that the two main players in the 'Quiet Title Alternative' field, Tax Title Services and Clear to Sell, generally take the same amount of time to provide insurable title as we do, but charge a higher price. If you want them to move quicker than we do, their expedited service costs multiples of what we charge. They will charge you almost $1k upfront just to tell you whether or not they'll work with you. Worse, they do not provide you with Clear Title. They merely provide you a certificate stating they will do the same thing that we do for you now, if an issue comes up later. They do nothing for you in the present except take your money and issue the certificate. Should you want to sell, you are limited to a single title underwriter they have a deal with. Their certificates are also time-limited. If you do not immediately sell the property, likely you will pay even more to obtain a renewal or a new certificate. That is because they expire. Put in plain terms, you're paying more than the real thing costs for a promise that they may litigate in the future. We actually litigate for you now - in the present - at the end of which you receive a Final Judgment extinguishing claims and providing you with Clear Title. You can take this to any title company of your choice and sell or refinance the property at any time. There are no time limitations. You are not restricted in your choice of title company. To make this unattractive proposition sound enticing, these services' websites and phone reps routinely state grossly inflated estimates of the cost and time involved in a Quiet Title Suit, claiming they take years to complete and cost tens of thousands of dollars. This is impossible under any normal circumstance. We charge $1490 and the suits are concluded in +/- 90 days. No drama.
